RPM Company is a multi-family real estate management corporation with extensive experience in providing superior property management services. The Company was formed in 1995 under the corporate name of Ray, Douglas, Ann & Patrick, Inc. dba RPM Company.


The founders of RPM Company; Bart Robertson, Dave Fisher and Donnie Garibaldi over their history have developed and built approximately 25,000 apartment homes across the United States and renovated more than 5,000 units in California. In our experience, we have successfully managed more than 30,000 rental units nationwide ranging from A+ communities to severely distressed properties in need of renovation. Bringing these properties to RPM Company’s standards is a priority upon management take over. Our communities include Conventional Market Rate Apartments, Senior Housing, Student Housing and affordable programs such as HUD, Home, Low-to-Moderate Income, City Specific Affordable Programs, Section 8, Tax Credit and Bond. Donnie, Bart and Dave have more than 140 years of combined experience in multi-family housing.


Presently we have six divisions that conduct business throughout California and Northern Nevada. The Company’s success can be directly attributed to our approximate 200 team members. Our corporate headquarters located in Lodi, California oversees all divisions as well as the Accounting, Corporate Services & HR departments.


Our portfolio currently consists of 6,288 units made up of 41 communities with another 108 units (due to open Summer of 2023) that will be made up of 1 and 2-bedroom High-End Market Rate Apartments in Lodi, California. Having properties in many markets allows us the opportunity to stay up to date on market trends; which helps us better serve our clients and residents’ needs. We have experience in all aspects of multi-family housing (construction, rehabilitation, fee management, partnership and manage a multitude of different affordable programs).


We currently manage properties for both The City of Upland (since 1999) and The City of Palm Desert (since 1997). The Upland portfolio consists of 3 communities, totaling 255 units. The Palm Desert portfolio consists of 15 communities, totaling 1,114 units. We also manage 577 additional units in the Southern California Inland Empire for private owners and those relationships began in the early 90’s. In the Fresno/Central California market we own and manage 2 communities making up 882 student housing beds and 144 market rate units with 20% participating in a low-income affordable program. Our Northern California division consists of 15 properties, totaling 2,505 units. We also own and manage 2 communities, totaling 658 units in Reno, Nevada. When the company was founded in 1995, we took on fee management to bridge the gap until such time we were able to build our own portfolio of assets. We have stayed loyal to our original fee management clients but have not pursued and taken on any fee management work in almost 25 years.
